DAVAO CITY (PIA) – The Department of Human Settlements and Urban Development (DHSUD) XI is speeding up the implementation of Pambansang Pabahay para sa Pilipino (4PH) Program across Davao region by working with the local government units (LGUs) and soliciting investment from private developers and contractors.
“We are going around the region to talk to LGUs because in relation to EO 34 in PBBM – LGUs and national government agencies are mandated to identify yung kanilang idle government land for us to utilize it for the 4PH,” DHSUD-XI Atty. Roberto Mauro Miguel Palma Gil revealed during the Kapihan sa Bagong Pilipinas on September 24.
He added, “We are also encouraging private developers and contractors to invest in the Pambansang Pabahay para sa Pilipino Program,” highlighting the upcoming forum with developers and contractors to secure sufficient investment for the program.
Palma Gil emphasized that since the program’s inception, they have intensified efforts to extend the program throughout the region, saying that they plan to develop around 150,000 housing units across the region to address the region’s housing backlogs.
“Sa buong Davao region, 150,000 plus housing units yung gusto natin mabuo, but we have to take also into consideration the documentation so kaya nga we are trying to enter into MOU and MOA with local government units para ma-fast tract ito,” he explained.
At present, Palma Gil announced that from the 4PH projects in the region that are currently being implemented, the People’s Ville I, II, and III in Calinan District, Davao City with 7,200 housing units are set to turn over the initial 400 units by September 2024.
“By September 2024,400 units ang madedeliver natin sa people of Davao City. Ang nakalagay sa projected completion (of the developer), by 2025, 3,000 units and 2026, 2,800 units para ma-kompleto yung 7,200 units ng People’s Ville project,” he explained.
Moreover, Palma Gil revealed that the Verdant Ville project in Braulio E. Dujali, Davao del Norte with 2,644 housing units, and the Forever Homes Condominium – Phase 1 project in Toril District, Davao City with 1,100 units are soon to rise with a groundbreaking ceremony set in October 2024.
“The Verdant Ville spans 47,599 square meters with 2,644 housing units across 11-floor buildings. The development will include a multipurpose center, parks and playgrounds, and a tricycle terminal. While the Forever Homes Condominium – Phase 1 will feature 10 buildings with 1,100 units. The project will include a clubhouse and amenities like a swimming pool,” he explained.
Also, Palma Gil said that the Sinaragan project in Matanao, Davao del Sur with 2,720 units across four-level 30 buildings is currently undergoing site development is ongoing after an MOU was signed recently between LGU Matanao and DHSUD.
Palma Gil revealed that they have already inked an MOU with the LGU Nabunturan, Davao de Oro; Mati City, Davao Oriental; Digos, Davao del Sur; and Asuncion, Davao del Norte, and are currently working with developers to implement 4PH projects in their localities.
The Pambansang Pabahay Para sa Pilipino (4PH) Program is the flagship housing initiative of the current administration that aims to provide decent and affordable housing to Filipino families by offering interest subsidies to reduce monthly amortizations for the beneficiaries. (ASO/PIA XI)
