CAGAYAN DE ORO CITY (PIA) — Pag-IBIG can assist buyers of houses when conflicts with occupants arise, says Pag-IBIG Northern Mindanao Asst. Department Manager Merle Salde during the November 12 Kapihan sa Bagong Pilipinas in Cagayan de Oro City.
The statement responded to concerns that some individuals who bought foreclosed Pag-IBIG properties are struggling to use their units because occupants refuse to vacate.
“Gina-emphasize namo nga “as is-where is” ang pagbaligya. Before namo ibaligya, gina-inform namo ang mga gapuyo aron pud hatagan sila ug chance nga paliton. Kabalo sila nga kinahanglan e-vacate kung ibaligya na namo,” said Salde.
(During the bidding, we emphasize that the units are “as-is, where-is.” Before listing the units for sale, we inform the occupants and offer them a chance to buy. They are also aware that if sold, they must vacate.)
Jocy Mar D. Dammay, Acting Area Head/Asst. Department Manager at PAG-IBIG Fund-Northern Mindanao, also shared that bidders are notified if a property is occupied or unoccupied during the auction.
“Before sa bidding, kabalo na ang mga bidders sa kondisyon ug status sa property, kung occupied ba o unoccupied. Mas taas ang risgo sa pagpalit sa occupied kay kinahanglan pa ipahawa ang mga gapuyo. Apan, mas dako ang diskwento sa occupied tungod sa risgo,” she clarified.
(Prior to bidding, buyers are informed of the property’s condition and status, whether occupied or unoccupied. Occupied properties carry higher risk as they require eviction, but discounts are offered higher due to that risk.)
In facing these challenges, Salde said they can assist in resolving matters between the new owner and the unit occupants.
“How can Pag-IBIG assist? Buyers can request a Pag-IBIG Fund representative for mediation at the barangay if they and the occupants fail to reach an agreement. On a case-by-case basis, we will discuss the assistance we can provide. However, we emphasize that buyers should visit the unit and speak with the occupants before making any payments,” Salde said.
During the Kapihan sa Bagong Pilipinas, Pag-IBIG or the Home Development Mutual Fund – Northern Mindanao shared their accomplishments, including the Pag-IBIG Savings earning a 6.55 percent dividend rate in 2023.
They are currently campaigning for the “Top Up Your Savings” window, which encourages members to contribute above the mandatory P200 monthly contribution. (IJBD/PIA-10/Misamis Oriental)
