CAGAYAN DE ORO CITY (PIA) — The PHIVIDEC Industrial Authority (IA) offers several advantages to locators, making it a prime investment destination.
At the opening of their three-day Open House Exhibit, CEO Joseph Donato J. Bernedo emphasized that the primary advantage of choosing the PHIVIDEC Industrial Estate is its lowest land lease rates, capped at just P200 per square meter per year.
The estate also boasts a strategic location in the center of northern Mindanao, providing quick access to raw materials and resources from Bukidnon.
Unique tax incentives further distinguish PHIVIDEC from other ecozones, particularly the extended income tax holidays, offering substantial savings crucial for new business setups.

“Meron tayong tax incentives na wala sila. Malaking bagay ‘yan kasi kung investor ka, gagawa ka ng negosyo mo, kung maka-qualify ka ng seven years na income tax holiday, ang laking break doon sa investor,” Bernedo explained.
(We offer tax incentives that they don’t have. This is a big advantage because if you’re an investor and you’re starting a business, qualifying for a seven-year income tax holiday is a huge break for the investor.)
In terms of infrastructural assets, Bernedo detailed that PHIVIDEC’s 3,000-hectare estate has a 9-kilometer shoreline capable of accommodating large vessels at a depth of 13 meters. The estate also has 15 ports, including the Mindanao Container Terminal.
Bernedo further outlined initiatives to increase investor numbers and advance key projects, such as the Mindanao Container Terminal expansion and the launch of the Bulk Water Project, which will benefit not only the estate locators but also nearby municipalities and potentially Cagayan de Oro City.
The PHIVIDEC IA is also socially conscious, participating in President Ferdinand Marcos Jr.’s Pambansang Pabahay Para sa Pilipino program to provide housing for registered informal settler families within the estate,
Currently, PHIVIDEC is home to 59 registered locators, of which 50 are local businesses and nine are foreign enterprises. Over 200 service providers also operate within the estate, catering to the needs of the various locators. (ABR/PIA-10)
